8th & Figeroa Office Tower
Location: Los Angeles, CA
Role: Lead Project Designer
Association/Lead Architect: John Burgee Architects
Status: Invited competiton, winner, unbuilt.
Description: This office development combines a winter garden with a carfully sculpted and articulated high-rise tower.

That office tower rocks! I miss seeing those classic post modern designs. Most of the towers built recently look nothing like this. Im excited to see this.

I know that the status is invited competition, but is this planning on being built? It is an amazing tower, I also really like the design. How tall is it suppose to be? :) :)

I love that design...Los Angeles really needs more SOLID looking buildings....what is the vacancy rate in DT LA out of curiousity?

This PoMo design almost seems to be culling styling cues from the Federalist Period.
The contextual links to 601 Figeroa and the 777 Tower are unmistakable IMO.
But like so many other PoMo designs, it has been cheapened and streamlined so much for profitability, that there is virtually nothing remarkable about the design, other than its uninspiring result.
Still, it beats the hell out of another 70's box, which are even worse. :)

Like most highrises, its kind of cold. Once its covered in glass, it'll be even more dull. Aren't there already enough office spaces in LA? It's so formal.

That's because you're from NYC...It's got the same wedding cake massing so common there. It's really just a design element of the style. :)

To me, it looks more office than residential. There arent even windows that you can open, so it definitely doesn't look residential to me.

I've never heard anything about this proj before. Makes me become anxious & hopeful, but then I'm brought back down to earth when I realize a lot of such such renderings and proposals (at least the ones for many sites in DT LA) have a way of never seeing the light of day. I'm still really disappointed that a 32 floor apt bldg next to Staples, which would have been aimed at students & built by the Capstone Co, has been cancelled within the past few months.
what is the vacancy rate in DT LA out of curiousity?Still too damn high to make something like this bldg a likely addition anytime soon. :mad2:

let's hope for the best. i think it would fit in nicely with the 777 tower and the surrounding neighborhood. yes, it does look very "eastcoastish" :rock:

if we turn the clock back to 1990, there were 3 towers planned for this block. on the figuroa side, a 55 story, 700+ foot hotel abuting the brooks brothers building, a 46 story office tower on flower st. (between the two parking structures, plane glass skin with 2 set backs from flower, and visable diagonal V bracing thru glass) and on the site of this tower, a 22 story hotel, this tower, i count 34 floors, but with roof mechanicals, and copper mastard, an easy 40. it could use 5 or 10 more floors, but i love it anyway. (come on, its john burgee, when it comes to post modern, he's the star!!!) any news on its possible construction?

I absolutely love the two set-backs. They really lend to the building's overall sense of height and gives it a strong presence. The green piece on top really gives it a very dignified air though perhaps the design seems a bit conservative for a city like L.A. It almost comes off as "New Yorkish", if I may coin a new term. :)

Downtown vacancy rate down to 17.4% this quarter from about 20% last quarter.

Thats still pretty high. but i've noticed some movment downtown, city national bank into arco plaza south tower, bank of america into BP america tower( ex. security pacific tower) but the question is where did BP/arco move to???? i still have not heard anything solid on any new office towers, if i remember correctly vacancy rates must drop to about 12% to see anything get built!!

^ the office market is headed in the right direction in my opinion. With critical mass being reached in terms of housing and more and mroe sales of office and residential buildings, more and more companies are looking downtown. it is still relatively cheap compared to the Tri cities and the westside so hopefully in a couple fo quarters we will be below 15%. Gradual improvement will lead to stability and hopefully more highrises. Most business people they interview seem very bullish on DT so the future looks bright. There is easily over 3 billion dollars worth of investment in DT, so they must know something. I bet that number is even higher, im just counting LA Live, Grand and a few Housing conversions.

No office market anywhere is really going ot grow much, so long as the economic policy governing this country si as half-assed as it is. The companies filling these office towers don't need to invest in new employees when they can make all the profit they need by offshoring, increasing productivity and getting government handouts.

Don't worry, bush WILL be gone in a few day's, his people have made enough money this last 4 years, having seen the LA office market over the last 30 years, i think at least a few modest office buildings by the middle of next year, (20 to 35 story range) and i drove thru century city today, about 2 weeks away from completion of demolistion of the old plitt theaters, to make way for twin 15 story ( upper most floor connected) towers, adjacent to the theme towers. the podium for these new towers is one (if not the) of the highest elevations in CC
