That is a great location. I hope the design will complement the surrounding neighbourhood and towers. Hopefully more buildings will sprout from this area to create another cluster.

Don't ask me, I'm in Tallahassee. I posted the meeting time/date here in hopes someone would attend and take a few photos.
If nothing materiales for tonight, who wants to volunteer and visit Kyle Rae's office and get a few scans for us? Since they were displayed tonight, it should be no problem getting a hold of them from Kyle Rae as they are now public record.

The whiteboards went up around the site about 3 to 4 weeks ago so I assumed it would be on this month's community council agenda - oh well, good chance it may still be added considering the public meeting was scheduled late or that a newspaper was there

I donno why they happen, but they do every once in awhile. One St. Thomas comes to mind. You'll never find a preliminary report for that one online.

Canadian Pacific Tower [Toronto Dominion Centre] - 420 ft. 32 floors
Note: I know Pantages has a Hotel element to it, and I suspect others may too, but I don't know what % of the building is different from it's primary use. Generally I want to list a building as being single use if over 95% of its space/rooms are for that purpose.
Wow that really puts the building boom in perspective. I count 37 buildings over 500 ft in all statuses/stages of developement on this list. That is not so bad when you also consider how many buildings that are even less than 500 ft Toronto already has and the 40 or so on this list that are no less than 400 ft.

^ There are four pinnacle towers. I think one of them is to exceed 500ft.

I've personally have always used 400ft as the cutoff for skyscrapers. Obviously any number is arbitrary, but 500ft is only popular due to rounding (half of 1000). However, a 40 storey building (usually 400ft) is by all means a skyscpraper in my book.
Of course someone can also argue 300ft should be the cutoff. Any lower and your just being dumb...lol

Technically, it was Manulife Financial buying John Hancock, based in Boston. Maritime Life was their Canadian division. I guess we'll see Manulife on the building now.

^Floor to ceiling heights, architectual roof elements and lobby levels have a way of making the storey count mean little at times. If you knew a building was 30 stories, then you would expect it to be something like 200 ft. But if it has a 100 ft spire, 13 ft per floor and a large mulity level lobby that is 50 ft, than the building will be someting like 450 ft. It's a totally ficticous example but it works.

Not really. A person standing at Yonge & Bloor would probably find that Uptown or 1 Bloor East, if built, dominates the corner.
Bay and Bloor on the other hand...
Either way, over the next 5 years the height of nearly the entire core (Bloor south to Front) will be increasing quite a bit. 500' buildings seem to have become standard height for Bay street (Murano, College Park, Four Seasons, One City Hall if approved).
I think 2008 will be the year for all those parking lots just north of Dundas. Possible PATH connections, good transit, centre of the core, and successful projects to the north and south makes it a pretty good value even with the EnWave plant and other fugly neighbours.

Just a question:
Is the 672ft tall tower "all" hotel and the 410ft tower entirely condominiums? Or are both a mixture of hotel and condominium units?
Also, will the Four Seasons be selling their Hotel units like Trump have?
If they don't, this baby, excluding the nimbies, could be built quite quickly. ^_^

I would hope so, this is their home city and we should deserve the best, as it seems like every other hotel operator at the moment is giving us. 672 ft is pretty tall, and it looks like in 5 years Manulife, the Bay and The CIBC buildings won't stand out so much anymore and will be eclipsed by all these new proposals, like Uptown, 1BE, Four Seasons etc...

Just because if I limited it to 500 feet the list would be substantialy shortened and a lot of rather tall, noticeable projects would be left out.
If I went shorter, say to 300 feet, then I'd have the hassles of keeping track of many more towers and the list would get ever messier as a great number of built towers wouldn't have a known height.
400 seems like a reasonable compromise - big enough to allow for movement and change on the list, but not too big to keep track of.

What a great new focus for the north end of the downtown skyline...at nearly 700 feet ( 211m), it will not only extend the skyline slightly north of Bloor, it will take focus away from the less-than-inspiring architecture of those towers at Y&B.

All we have are elevations. Too early to tell which will be more attractive and taller does not necessarily mean better.
Besides, I think they would pushing with the residents of Yorkville if they were to propose a taller structure.

From the elevations (I realize this is not the final design) it does not look that fantastic or different at all. Tall is nice but not necessary. I'd take class over crass any day of the week.

Actually I was just playing devil's advocate. I do agree we need another structure besides the CN tower that really stands out. However, I still think we should wait on a full rendering before slumping over our keyboards with are heads in our hands.

The number of rooms in the planned hotel has to be a realistic figure to
match the demand in each city. It would be pointless building a super tall
hotel if they can't fill it. Remember, as it stands, there will be two Four
Seasons operating in TO at the end of it all... no one knows yet what will be
done with the old one. May just keep it operating with lower room rates.
Personally, I am very happy with the one they are proposing! :)

Toronto can build a bit taller...but Toronto's skyline has always intended the CN tower to take the cake in height.... If you want to build continuity in the skyline...then do it like this start from the CBD...then rise a bit of going north....like elliot's rendering...then the more north you go just build a bit taller...till about the end of college/carlton...and then gradually decrease height until you get to yonge and bloor...their should be no building past 400m tall....look at new york...they don't have the tallest buildings....but the city has pure continuity in their skyline....if toronto can do this then we will have the #1 skyline.

Well the former village of Yorkville was swallowed up by the city of Toronto a long time ago. I think the residents there need to step into the 21st century and get over their NIMBY-selves. This is where the Four Season's is located, and as the flagship hotel, it's time for an extreme make-over. Should this include building wider, taller, and (hopefully) more elegantly than so be it.

Well it all depends on the city settings and context of the surroundings. TO could have the world's most goddamn elegant building in the world proposed for this site and it wouldn't work because of the relatively low-rise surroundings. The towers in KL work because anything goes in Asia, that's why there are usually so much tacky pomo buildings that wouldn't be found anywhere else in the world. (Not saying that I find KL's FS towers ugly, I like them but you wouldn't find something like that in downtown Toronto) The boxy-glassy designs for TO's Four Seasons, I find them fairly impressive, nothing jaw-droppingly amazing but it sure does upgrade the area skyline-wise.
As for height, well the developer has to respect the original low-rise neigbourhood which is Yorkville. We could easily have a single 800 ft. tower but that would be pushing it too far. The height works well for me being around 600 ft. and TO's skyline heights will gradually increase with so many developments built along the Yonge corridor. There's only a few places in the city where you could build a super-tall building without controversy and they are rare. The only sites I see outside of the MINT are Yonge/Bloor and Yonge/Gerrard.

Umm....the renderings were due tomorrow since Oct. 10. We do however have the elevations which give a broad outline of how the towers will look like but stay tuned until full coloured renders are released, I'm guessing when they'll start sales or something.

Description of Proposal
The development proposal is for a mixed-use development consisting of two buildings, a 205 metre (55-storey) hotel-residential tower at the northeast corner of Bay Street and Yorkville Avenue and a 125 metre (30-storey) residential tower on the south side of Scollard Street east of Bay Street. The floor plate for the hotel portion is 1,225 square metres and above that, the residential portion of the tower has a step back of 4.6 m along the east and west walls and a floor plate of approximately 955 square metres. The floor plate for the 30-storey building is approximately 735 square metres up to the 8th storey, stepping back to 665 square metres above that height.
The at-grade street frontages of the podium building along Bay Street and Yorkville Avenue consist of retail uses along both frontages and the hotel lobby would open onto both Bay Street and an internal courtyard. The lobby for the 30-storey building would also open onto Scollard Street. The residential lobby of the 55-storey building would also open onto the internal courtyard.
The 55-storey tower would sit atop a terraced 6-storey podium building, which would occupy the entire Bay Street frontage on the site. The two towers would be linked together with a central access courtyard at grade, as well as by a pedestrian bridge at the 6th storey level.
The 55-storey tower would comprise of a 23-storey, 265-room hotel and the remaining 32-stories above the hotel floors consist of 150-unit residential tower. The second to the fifth floors would accommodate ballrooms, banquet rooms and meeting rooms for the hotel. At the sixth floor level, there would be a fitness facility and a swimming pool on a rooftop terrace overlooking Scollard Street. The 30-storey tower would contain 180 units.
Vehicular access would be provided from both Yorkville Avenue and Scollard Street. The internal courtyard would provide access to drop-off areas for the hotel lobby and the two residential towers. Ramp access to a four level underground garage would be located in the northwest corner of the courtyard. The 1st level of parking will contain the limousine/taxi waiting area. Loading would be located within the podium building facing Scollard Street.

Cool. I really like how a lot of new buildings (particulalry instiutional buildings) have giant glass facades at ground-level which blurs the line between the street and a building's interior.

That actually sounds like the maturing Vancouver style .. ie. Shaw Tower. ;)
Many of James Cheung's ideas for the new Fairmont in Vancouver, and the 2 new Shangri-La buildings emulate Shaw Tower's successes.

no offense - but I believe you're quite confused
Vancouver no doubt is the centre of the glass canopy universe and haven't a clue where the glass crowns comes from unless a glass clad mechanical floor, in your opinions, counts.
Also, while Cityplace has similarities, the towers are not of the prevailing Vancouver Style which is a hodgepodge of setbacks and solariums

I'd love to see more courtyard cafes and intimate outdoor spaces in Toronto, and that would be a fine location for that (except when the firetruck sirens start wailing!).
On the other hand, Bay street anywhere north of Queen lacks the pedestrian traffic of streets like Yonge, a block away. We can't expect every street in this city to be as vibrant as Bloor/College/Queen/Yonge etc., but Bay plays a pivitol role in Yorkville.
With the exception of the Bay-Bloor intersection, it's a huge barrier where pedestrians (reminds me of Avenue road on the other side of Yorkville), risk life and limb trying to dodge taxis, beamers, and buses. Streets north of Bloor, south of Davenport, and east of Bay are isolated from the rest of Yorkville, cut off by giant arteries, and plagued by a nasty car dealership (thank god it's going), and Cumberland Terrace.
So getting back to the original discussion, anything that'll encourage more pedestrian activity on Bay street in Yorkville is good news to me. Now we have to add more stoplights along the street.

Ok officially this is the most carefully planned condo tower going up - this park is simply what Toronto needed. Large courtyard + large fancy fountain!

Wow! Until I saw this latest rendering of the two Four Seasons Buildings, I couldn't picture exactly where they would be in terms of their position in the upper-downtown skyline. They are on the same street as 18 Yorkville! That whole area is gonna really explode in the coming years! The Uptown, Casa, the X, and possibly 1 Bloor East too, all around Yonge/Bloor, it's gonna look amazing together.

It all depends how much they want to spend. The low-end interlocking bricks
look more suburban patio than quaint cobblestone, but if they are serious in having an authentic look they can achieve it. Here is a newish installation at harbourfront that is particularily well done:

I love the whole courtyard idea integrating the older historic Yorkville buildings with the new development. That whole block (including 18 Yorkville) might just be the greatest newly developed block in the city when its completed, fully integrating residential, retail, and parks/plazas. In fact all of Yorkville will be greatly improved with all these condo projects adding life and street presence to the neighbourhood. This has quickly become my favorite project in TO right now, just hope they'll sell well.
I like the fountain, just not so keen on a Victorian fountain, considering how it clashes with the neo-modern towers.

We call them cobblestones, but they are not really such in the sense that
they are in Europe, where they used small stones with rounded tops that
gave a very bumpy ride to people on bicycles. The best we could hope for
is they could use bricks, which would echo the way it was done historically
in early Canadian cities. Here are a couple of examples. The first is at our
Distillery District. I do not know if the "cobblestones" are original to the 1830
site. The second was taken in Old Montreal. Again, I have no idea exactly how
old they are:

Is there any difference between using brick or stone for the cobblestone type road?
I noticed where ever the city uses brick in the sidewalk that after a decade they crack and crumble.

I believe it was just shifting of the stones due to age of the old street in
Old Montreal. The street was going downhill, and I imagine freezing/thawing
play havoc with the straight design of the bricks. It was so wonky, that I
couldn't resist the photo.
Just outside on my street I saw a couple of examples of interlocking brick:
First, the dreaded cheapo patio ones:

I actually AM still sort of upset about losing my view, but I've come to accept that living downtown today with so much construction, your view is bound to get lost at some point. Now at least my neighbour will be contributing a very nice looking park and the building itself looks great. I suppose it will probably help my condo in the end, and if I have to be looking at a hotel, at least I'll have a view of a nice additional park. thanks for posting those pics.

I really don't see how it could "block" your view anyway. It's far enough away, and thin enough, that it will just be part of your view, rather than blocking it...it's not like there is anything on the other side of the part facing you worth looking at anyway.

Well, if you could see my view now, i get a nice long unobstructed view overlooking Yorkville Ave and beyond, and stunning sunsets and vistas of clouds, etc. It's like a beautiful open view. If I can figure out how to post pics on here I could post a pic of the current view from my West window. I can see cranes for the Regency and the Hazelton too. The new building will effectively wipe out most of my nice view, and block a lot of the direct sun that currently floods in. However, it is far enough away that I'll still be able to see to the left and right of it, and i have a corner unit, so my view will still wrap to the north. I'm okay with it now, (i dont have a choice), and the fact that the proposed plan does look so nice makes me happy. View issues aside, it definitely will make the rest of the street looks a million times better as that park and the new hotel are obviously massive improvements over that ugly bunker of a car dealership and the Mr. Sub.

What he's saying is you could throw a rock and it will fall hundreds of feet short of your new neighbour. Therefore your view will be changed but still spectacular. Your original investment will appreciate by 50% minimum in the first year.

Yeah, riley, great attitude. This is what Toronto needs. People that buy into what this city can be with good density intensification and beautiful projects like the Four Seasons. While you acknowledge the change in view will be an issue, you also see the bigger picture. I'm wondering if you could possibly gauge the reaction from others in your situation to shed some light on whether yours is an attitude that is becoming more common.

School board gets $2-million over shadow hotel would cast

The developers behind a proposed high-rise Four Seasons Hotel and condominium complex in Yorkville are giving $2-million to a nearby school after concerns were raised about how much shadow the project's two towers would cast over the school's playground.
But the plans for the Toronto-based luxury hotel chain's new five-star, 46-storey flagship, just east of the existing Four Seasons in Yorkville, are still expected to face opposition before a city council committee today.
The development, which will cost at least $325-million, has been in the works since last summer, and calls for two towers, one 46 storeys and the other 30 storeys, mostly on land now occupied by a car dealership at Bay Street and Yorkville Avenue.
The taller structure was originally set to be 55 storeys, but was shortened after a series of meetings with residents and city officials, said Councillor Kyle Rae, who supports the project.
However, the towers will still cast some shadows, especially in the morning, on the playground at Jesse Ketchum Public School, on Davenport Road north of the site, causing parents and some local residents to object to the plans.
Toronto District School Board chairwoman Sheila Ward agreed yesterday to drop the board's objections in return for $2-million.
The money will go to building new play equipment relocated to a sunny area, skylights to compensate for the lack of sunlight, and other building improvements.
"Two million dollars is not to be sneezed at," said Ms. Ward, who accepted the deal before a 5 p.m. deadline yesterday that was set by the developers, a joint venture between the Four Seasons and Menkes Developments Ltd.
Ms. Ward said she had spoken with three of the five members of the school's parents' council, who were supportive of the $2-million deal.
However, Donna Wright, chairwoman of the parents' council, said yesterday, before she learned of the deal, that she didn't want the school to trade sunlight for cash.
"I don't think sunshine should be sold at any price," Ms. Wright said.
She pledged to speak out against the development today when the plans come before the Toronto and East York Community Council.
In addition to the $2-million for the school, the developer is promising another almost $8-million in street improvements, public art, a publicly accessible park area, and improvements to the nearby historic fire hall and the Toronto Reference Library.
But Mary-Helen Spence of the Avenue Bay Cottingham Residents Association said the project is too dense for the area, and accuses the city of giving the development "special treatment."
The current Four Seasons on Avenue Road, which has played host in recent years to countless Hollywood stars during the Toronto International Film Festival, as well as the Rolling Stones, Nelson Mandela and Tony Bennett, is expected to continue to operate as a hotel even after the new property opens in 2009

Never pay ransoms, everyone will now want cash for "shadows".
If I were the Four Seasons, I'd tell them they can live with all their sunshine in eventual poverty after all self respecting businesses and new residentials that bring jobs and people to the area build elsewhere. They can keep a deteriorating neighborhood where no one builds anything that will shadow anyone.
That is the biggest bunch of BS I ever heard. Thanks to city hall for bringing the shadow issue up and using it to kill the Sapphire project. Now everyone is jumping on that bandwagon.

The whole skin cancer thing is pretty funny, isn't it.
As long as no homeowner ever tries to get a cash settlement, I have no problem with a public school getting it. Yeah, it's a slippery slope, but at least it's a school and not an individual.
