New condo's to be built right across the street from the street from RofCollege Park. The sign is up and it looks like the sales centre is being built next door.

(it's located just a a 100 m south of College on Bay on the West side.

Should be interesting - I guess that means that RoCP Phase III will be located at Gerrard and Yonge?!

Is there a picture of the concept yet? Aside from levitating people, that is?
I love how Bay is becoming a condo canyon! Adds tremendously to the streetlife on Yonge St. They live on Bay, and walk one street over to Yonge.

Bay Street is gonna be one deep and endless highrise cannon in a few years. RoCP and RoCP II, Murano, Lumiere, and that new Sick Kids Office Tower, plus the potential of the Addison car dealership on the west side of Bay to be developed!

Bay and College is one of my favourite intersections, I love that canyon feeling. I'm still curious about this project. Where exactly is there any room for a condo across the street from ROCP?

^^There's currently a parking lot across the street from RoCP, just north of those ugly slab 90's apartments.

And Bay and College is okay I guess but it has a sort of sterile feel to it, I much prefer College/Yonge. It feels like a big city intersection with streetwall cannons on all sides.

The 90s are long dead so hopefully they go for something more modern with fine lines like Murano. Also, it will be quite a decent height because it was stated on UT that it's 30 storeys.

These condos are in a good location. I think I'll consider purchasing a home there myself...walk to work, accross from drug store (PharmaPLUS),, short walk to Dominion, new Superstore and 24-hour Shoppers Drug Mart. Short walk to College or Queen's Park Subway.

I'm glad area is being developed. Downtown toronto is an excellent place to live, in my opinion.

Walked by the site today - looks like they are constructing a sales office/model suite. Hopefully they should provide a rendering soon. I wonder how it will look standing across from the two ROCP towers

Incoming!! Fresh and hot new pics of the Lumiere sales centre and model/rendering!!

Here's the pics I took today outside the sales centre. I think it just opened up today and the sales centre seems to be pretty busy when I was there, looks like the marketing campaign about floating yuppies seemed to have worked. lol

Looks like a nice tower, a more evolved version of the repetitive "Toronto style" condo tower

Thanks Travis! I rode by the other day and they were scurrying to complete the centre. Wish we could see a rendering, or a close up of the maquette. Valantino, why were you expecting something horrible? Are they bad developers?

I zoomed some pix from the sidewalk, of the rendering. I was going to do it right at the window, but the people inside kept giving me the Evil Eye and looked like they would call a SWAT team on me. So, pix from the sidewalk:

Thanks T,B. First clear view of the project.
The model alot more squat than the rendering, but not bad overall. A bit reminiscent of One City Hall.
The block of College Park and immediate environs is going to be one of the densest residential areas in TO.

... I saw a clipboard of a sales agent, and I would say 60% of units were blacked out.

Every unit is tiny - great if you like cooking from your chesterfield.

Won't see too many families there - more like the Met crowd.

Try Bi-Bim-Bop on Yonge just south of Gloucester St, on the East side.
They have the BEST Korean barbecued chicken in the world. I am over
those all you can eat Korean barbecues.... I seriously wonder where they

Yes... most maquette makers who are worth their salt stick pretty closely to the actual dimensions. There was a blurb in yesterday's Star condo section about this project, and it looks nice enough. I'd not say no to a unit in that building if someone is kind enough to buy it for me! ;)

I have a boring technical question:
What is the procedure of placing those steel H posts along the excavated ground with wooden pieces placed in between? Do they excavate the ground first? I saw at anther site, the 'X' at Jarvis and Bloor, the steel H posts look like being pounded into the ground, they have no wooden beams placed in between.

This one had kind of fallen off my radar...I guess it just gets lost in the shuffle because it really doesn't stand out one way or the other. I think it's under-rated...I think it's actually one of the better "Toronto Style" modernist towers going up, and worthy filler for the "new" Bay canyon.

Of course, sometimes the built structure is off the mark in terms of accurately resembling the rendering...I hope this one is as good or better.

I agree...this condo tower is one of the better Toronto-style ones and I'm hoping that it does turn out as good or better than the render....especially since I've purchased a unit in this project myself! :)

I hope this building is complete by spring 2010 so I can move to my first owned place!

steel posts are pounded into and anchored with concrete into the ground ,excavation begins, wood is added between the posts as excavation advances. anchor bolts are drill outwardly at a downward angle every ten feet to prevent bowing and failure (those "Hs" as you say)

I actually looked at this building, went to the sales office and all, but it's just much more expensive than buildings around it for the small sizes that they were offering. It's a great building though, maybe I'll pick up a unit if there are investors desperate to offload when it's done.

This project is whipping along fast, from the time we first heard about it. Burano, on the other hand, hasn't even begun demolition of the site yet. I've not heard anything about it in a long time.

i don't know the pace of this project but unfortunately, the move-in date has been postponed by about eight months from dec 2009 to july 2010. that sucks for me as i am really looking forward to moving in to my unit.....23 more months (hopefully there's no more delays).....
