from Nakheel:
First phase of new masterplan for The Palm Deira development unveiled
- Deira Extension to revitalise old Dubai –
- Revised master plan for third Palm island approved by HH Sheikh Mohammed -
Dubai, 21st March 2007 - Nakheel, the world’s largest privately owned real estate developer, has unveiled initial details of the first phase of the new masterplan for The Palm Deira, the third and last island of The Palm trilogy.
The Palm Deira will consist of two different projects: Deira Corniche and the Palm Deira island itself. The total area of the development is planned to be 4900 hectares (49 million square metres), with the total volume of sand required to reclaim the two projects being 1.14 billion cubic metres. The first phase of the new masterplan is Deira Extension, which is part of Deira Corniche.
His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and the Prime Minister of the UAE and Ruler of Dubai recently approved that Deira Extension, the first phase of the Deira Corniche project, will connect with the current area of Deira between the mouth of Dubai Creek and Port Hamriya, creating a major new business and residential district that will revitalize the oldest part of the city. The 591 hectare reclaimed land (5.91 million square metres), formed in a semi circle, will extend out from the current Deira Corniche.
Announcing the first phase of the new masterplan, Abdulla bin Sulayem, Operations Director, The Palm Deira stated: “Deira Extension will ultimately act as the gateway to The Palm Deira but is also a major district in its own right. Its vibrant mix of commercial, residential and recreational elements, has been carefully master planned in a number of sub-districts that will be home to a wide variety of people and businesses.”
Deira Extension will have a wide variety of public amenities, such as places of worships, schools, hospitals and services. The masterplan includes marina and waterfront areas, financial, entertainment and amusement sub-districts and a variety of retail options, including an attractive boulevard at the centre of the district that will lead down towards the waterfront. There will also be a number of parks, beachfront and public meeting areas creating a pedestrian friendly environment, resulting in a bustling community adjacent to the mouth of Dubai Creek.
The masterplan has been strategically designed to ensure the project seamlessly moulds into present-day Deira.
Abdulla bin Sulayem continued: “The widening of the Creek in the 1960s was the birth of modern-day Dubai, so it is fitting that the creation of a new city for Dubai, The Palm Deira, begins here too.
“Connecting the first phase of The Palm Deira with the existing Deira will stimulate and revitalize the oldest part of our city, increasing real estate value and attracting business to the area.”
A conceptual master plan for The Palm Deira, which is planned to be the largest man-made island in the world and a city for more than 1 million people was launched in 2004 and since then extensive planning and studies have been carried out to refine the masterplan.
Abdulla bin Sulayem commented: “In developing a project of this scale, it is vital to focus on the predicted long-term needs of Dubai. We do not base our planning on current demands and market trends as these will have radically changed by the time The Palm Deira is in the delivery phase. Instead, we base our planning on a wide variety of studies; studies that will continue throughout the development period. Therefore the masterplan of The Palm Deira has evolved considerably since 2004 and it will continue to evolve as we develop the project. By developing in phases, we can ensure that each phase caters for changes in demand”.
Reclamation on The Palm Deira development is progressing on schedule with more than 178 million cubic metres of sand in place to date. This volume is 60% more than the total amount of sand used to create The Palm Jumeirah.
Working closely with the RTA, a comprehensive integrated transportation system has been planned for the entire development to ensure a smooth flow of traffic within and outside of the development. The solutions include road, metro and marine transportation networks with an emphasis on modern, comfortable and reliable public transport. Interconnection between The Palm Deira roads network and RTA’s roads networks are key to this system. Within Deira Extension itself, a number of major roads and linkages will be introduced, providing alternative routes and therefore alleviating traffic congestion in current areas of Deira.
As the utilities service provider for the project’s electricity and water requirements, DEWA is working in full cooperation with Nakheel in order to meet the future extensive demand for power and water. The organizations are working closely to introduce a ‘Demand Strategy’ for such requirements. In addition a Recover-Recycle-Reuse strategy and Environmentally Friendly Technologies are being considered in order to achieve the objectives.
More details on Deira Extension will be released shortly. The new masterplan for The Palm Deira will be revealed in its entirety at Arabian Travel Market in Dubai in early May.

Is the inlet behind Al Mamzar Park which rather unfortunately resembles a scrotal & penile diagram a fairly new development? I don't remember driving past it in the late 90's and as the land surrounding it is barren, I very much doubt it existed back then.
What is it called and is there a masterplan for this area?

WAY better then the old plans.
My only complain is the lack of a central corridor; why going first to the creschent if you want to go to the nearby frond. To avoid that corridor being used by the traffic comming from the mainland, they can simply NOT connect it with the trunk.

I'm guessing they are going to put several inter-connected tunnels at the center or scattered on this project. My only concern is Dubai is starting to get competition from Abu Dhabi and other GCC states. So its going to be unease to find more buyers and investors for this huge project.

Questions:
How do you get from one frond to the next - Do you have to go back to the edge?
The top frond isn't connected by any visible bridge.
I wonder if this one will get a monorail / subway? As petrol / oil gets more expensive and roads get more crowded surely some public transport should be thrown in?
Notes:
There only appear to be a few beaches - see the first model photo.
ps. nice models though... must cost them millions

Dubai, 21st March 2007 - Nakheel, the world’s largest privately owned real estate developer, has unveiled initial details of the first phase of the new masterplan for The Palm Deira, the third and last island of The Palm trilogy.

Nakheel revises plan of Palm Deira project
Dubai, May 1, 2007 (WAM) - Developers building the Palm Deira yesterday released a new masterplan they say will save money and construction time.
The length of the island off the coast of Dubai will be 12.5 kilometres - a reduction of 3.5 kilometres compared with the original design according to a report in Emirates Today.
The planned width remains unchanged at 7.5 kilometres. The revised masterplan sees the dimensions of Palm Deira cut to 12.5 kilometres by 7.5 km. But the land mass will be six million square metres greater than originally envisaged. And the palm will be the world's biggest man-made island - seven-and-a-half times larger than the Palm Jumeirah and home to a million people.
In March Nakheel, which is also developing the Jumeirah and Jebel Ali palms, announced that the Deira project will be split into two parts - the palm-shaped island and a Corniche. Now, following further studies and talks with potential investors, it has released details of the revised plans.
The Palm Deira is the world's largest reclamation project, with 1.14 billion cubic metres of land being reclaimed. Already a total of 198 million cubic metres of sand have been put in place. The new blueprint will see the creation of nine different areas. Five islands will form the massive Corniche - Deira, Al Mamzar, Central, South and North - which will be linked to a main Palm Trunk, Palm Fronds, Palm Crescent and Palm Crown.
Phase one - Deira Island - will be the entrance to the entire development and will be connected by bridges to the existing Deira district between the mouth of Dubai Creek and Port Hamriya. Transport links will be integrated with existing road networks and the under-construction Dubai Metro. Nakheel said reclamation work was still on schedule to be finished by 2013 but did not announce a completion date for the whole project. The company behind the project, Nakheel, expects Palm Deira, the largest manmade island in the world, to be its jewel in the crown.

Breathtaking new image of Dubai’s future made public for the first time
- Most up-to-date rendering of the world’s fastest changing cityscape
- New landmasses will cover an area larger than Manhattan
Dubai, 18 July 2007: The future of Dubai is revealed in a never-seen-before rendering of what the city will look like from above in the coming years. It was released by Nakheel, the region’s largest developer and a key force behind its most iconic developments, including world-famous man-made island The Palm Jumeirah.
The image was created by super-imposing renderings of the Nakheel’s projects onto a recent satellite image of Dubai. It shows the changing face of Dubai’s shoreline as the emirate’s famous man-made islands – The Palm Trilogy and The World – grow into the Gulf while new residential and business districts expand the city into the desert.
Nakheel’s release of the photo highlights the role these landmark projects are set to play in the region’s future. Central to this are the three man-made islands which comprise The Palm Trilogy – The Palm Jumeirah, The Palm Jebel Ali and The Palm Deira. Between them, these three developments will add more than 400km of coastline to the shores of Dubai, and cover more than 60 square kilometres of land – more than the entire surface area of Manhattan (59 square kilometres). Alongside these is The World, an exclusive development of 300 islands in the shape of the map of the world, located 4km kilometres from the shore, and finally Nakheel’s Waterfront development which will be a city for more than a million people.
Chris O’Donnell, Nakheel Chief Executive Officer, said:
“Ask anyone at Nakheel what they feel when they look at this new image and they’ll say they feel extraordinarily proud - and they should. In the last six years, Nakheel has made excellent progress in building the vision of Dubai; from completing developments such as The Gardens, Jumeirah Islands and Ibn Battuta Mall to delivering the first residences at The Palm Jumeirah and International City. This vision is not exclusively about building icons, but developing a range of projects that cater to the differing demands of the market; from luxury waterfront villas built on landmarks to quality apartments at accessible prices.
“The satellite image demonstrates how we’re continuing to turn the vision of Dubai into reality. If you fly over Dubai you can see projects such as The Palm Deira and The World taking shape; the future evolving right now in front of our eyes. ”

The eye of Dubai
The winning concept for Royal Haskoning Architects
The consortium “Out and About in Palm Deira”, which is made up of Royal Haskoning (as architects/urban planners), MVA consultancy (transport consultants), Systra (rail consultants) and Sogreah (maritime consultants), has won the design competition for an integrated transport master plan for Palm Deira in Dubai.
The competition was organised jointly by the Roads and Transport Authority (RTA) and developer Nakheel. Palm Deira—the third Palm and a future metropolis for 1.2 million people—is currently being reclaimed from the sea.
Transport to and from Palm Deira faces huge challenges because of the development’s unprecedented scale and its proximity to the downtown area of Dubai. Our winning submission consists of a fully integrated network of roads, metro lines, causeways, super bridges, tunnels and, last but not least, several multi modal hubs, where exchange between modes of transport is facilitated. The jewel in the crown of our submission is our design for the offshore multi modal hub "the Eye of Dubai" providing mooring facilities for cruise ships, ferries to all the surrounding Palm Islands, helicopter platforms, a dedicated metro station, 10,000 parking places and leisure/retail facilities.

home to a million people? do they REALLY have an influx of THAT many people who want to live not only in Dubai... but on palm Deira!? overbuilding.. over building, waste. and to top it off, its ugly.
I ask myself the same. Even if done by 2012, won't that project alone will nearly double Dubai's current population? And doubling a population of an entire city in one set of synthetic islands in approx 5 yrs....hmmmmm. However, on a better note, I do like the new design a lot better. It doesn't look so much like a giant egg in the sea.

2012? Yeah right, this thing'll most likely push past 2020.
Right now they're focusing on the first island which is the one right next to the mainland. I recon they'll reclaim the land pretty fast but it'll be ages before anything gets built on the other islands

Nakheel to reveal plans for new era of waterfront development at TDIM 2008
Dubai, 14 January 2008: Nakheel, one of the world’s largest privately-held property developers, will showcase plans for its new era of waterfront development at this year’s TDIM 2008 (Tourism Development project & Investment Market), a new exhibition taking place at Dubai World Trade Centre on 20th to 22nd January.
Nakheel will play a key role in the first ever TDIM exhibition with the largest stand in the company’s history, which is approximately the same size as three Olympic swimming pools. A number of new developments will be revealed in exciting shows talking place in two large domes situated within the stand. Nakheel will also unveil a 13 metre-long scale model of Dubai with an updated show, detailing the role the waterfront has played in the growth of Dubai and the major role Nakheel has played in this.
Each of Nakheel’s waterfront projects will be displayed at the exhibition, including the latest addition to Nakheel’s diverse portfolio of projects, Dubai Promenade. A model of the recently launched waterfront community is set to be revealed, which will allow visitors to see how Dubai Promenade will create a virtual peninsula along the emirate’s shoreline anchored by a spectacular five-star wheel-shaped hotel.
Manal Shaheen, Director, Sales, Marketing and Customer Services, said: “Nakheel is thrilled to play such a major role in the first ever TDIM exhibition. As the creator of some of the world’s most iconic developments, TDIM provides a perfect opportunity to showcase our most visionary projects, such as The Palm Jumeirah and The World, but also the exciting new waterfront projects that we are launching this month. The Nakheel stand is the largest that we have ever created in our history and will feature some truly spectacular attractions.”
Fast Future / Global Futures and Foresight (GFF), a strategic futures think tank, which draws on a global network of business, academics, and future thinkers from across the world, will also feature at Nakheel’s stand. Nakheel is currently sponsoring a study conducted by GFF, titled ‘The Future of Travel and Tourism in the Middle East – A Vision to 2020’; seminars discussing this study will also be conducted at the exhibition.
Manal Shaheen added: “The partnership with GFF provides an opportunity for Nakheel to further demonstrate that we are taking positive steps in recognising the long term effects of ongoing development.”
Project updates: The Palm Trilogy
The first residents began moving into The Palm Jumeirah at the end of 2006 and now more than 1,500 homes have been handed over. The Palm Jumeirah’s villas and apartments sold out within days of launch and now yield average premiums of 70-120%. Over the next three to four years, Nakheel will transform The Palm Jumeirah into one of the world’s premier resorts with an average of 25,000 hotel guests and 20,000 visitors a day. There will be 30 five star hotels including Atlantis and Trump Tower, luxury marinas, and a purpose built theatre for Cirque du Soleil. The QE2 will also be located off The Palm Jumeirah.
The Palm Jebel Ali which will add a further 100 kilometres of coastline to Dubai is progressing at a rapid pace. Reclamation on the project began in October 2002 and reclamation of land from the original masterplan is now 100% complete. Reclamation of additions to the original master plan, including the lengthening of fronds and widening of the spine is underway. Primary breakwater construction work was completed in December 2006 by leading engineering company, Jan de Nul, and infrastructure work commenced in April 2007 with the construction of six bridges by Samsung which will connect to the mainland.
At the opposite end of Dubai, The Palm Deira – the newest and largest of the Palm developments – is also progressing well, and in terms of reclaimed land is already bigger than The Palm Jumeirah. Reclamation of the entire project is on schedule to be completed by 2013. The Palm Deira will add 226 kilometres of coastline and will be 4,635 hectares in size. Eighty per cent of The Palm Deira is expected to be for residential purposes. This new ‘city’ will include a wide variety of facilities, amenities and public services, from schools to hospitals, places of worship to recreational facilities, shopping malls to sports amenities for use by up to one million people.
Based four kilometres offshore from Dubai in the Arabian Gulf, one of Nakheel’s most iconic projects, The World, is also progressing at a rapid pace. Land reclamation has now been fully completed and more than half of the total islands available for sale have been sold. Last year saw a huge demand from investors; with almost 50 islands sold. Measuring approximately 9 kilometres in width by 7 kilometres in length, the development covers approximately 931 hectares and adds an additional 232 kilometres of beachfront to Dubai’s coastline. Cost of islands vary depending on size and location, and are currently between $15- $50 million.

Palm Deira Reclamation over 25% complete
- Reclamation of Deira Island Front now 80 per cent complete
Dubai, 13 April 2008: Nakheel, one of the world’s largest and most innovative real estate developers, has reclaimed more than a quarter of The Palm Deira to create a land area that is already bigger than The Palm Jumeirah.
Significant progress is being made on the development, with reclamation and infrastructure works moving ahead at a considerable pace. Nakheel has now reclaimed approximately 300 million cubic meters of the sand required to build the 42 million square metre island, which will be half the size of Paris when complete.
Reclamation of the first phase, Deira Island Front is now 80 per cent complete. This will include a balanced mix of commercial, residential apartment and mixed use plots, with a range of apartment-type and villa residential housing, a vibrant mix of commercial, residential and recreational significant commercial, residential, and retail offerings as well as hundreds of berthing spaces in five modern marinas.
Construction of a dedicated sales centre for The Palm Deira is currently underway and scheduled to open by the end of the year. A public promenade with views overlooking the Dubai skyline and the first of five state-of-the-art marinas are also planned to open by the end of this year.
Adnan Al- Naqi, Managing Director of The Palm Deira, said:
“Construction of The Palm Deira is progressing well. Completing over a quarter of the total reclamation on this major landmark project is a significant milestone. We have been working with our key partners to ensure that we can deliver and meet the challenging demands of such a large undertaking. The success of this development to date has been shaped by our extensive experience as world leaders in waterfront developments and strategic partnerships with key stakeholders.”
The Palm Deira recently hosted directors from Dubai Electricity and Water Authority (DEWA) on a visit to view the sites of the nine utility substations that will operate on the landmark project. The partnership between Nakheel and DEWA establishes a project to create several state-of-the-art utility substations on The Palm Deira. The first phase of the project will produce nine utility substations of 132 /22 KV valued at AED 900,000,000. Nakheel and DEWA contracted with Areva, ETA, and Siemens to work on the utilities project which is expected to be complete by end of 2009.
Chris O’Donnell, Nakheel Chief Executive Officer, said:
“When complete, The Palm Deira will be a major landmark city for Dubai and to ensure it makes the greatest possible contribution to Dubai’s growth, we are working closely with our partners, like DEWA, to ensure the best distribution of all services. This first phase of state-of-the-art utility substations reflects our commitment to deliver the highest quality infrastructure for the hundreds of thousands of residents and visitors on The Palm Deira.''
Deira Island will be connected by bridges with the current area of Deira, between the mouth of Dubai Creek and Port Hamriya, and will act as both a key commercial centre, and the main gateway to The Palm Deira. Located between the mouth of Dubai Creek and Port Hamriya, the entire development will have an estimated 166km of waterfront for a population of 1.3 million people. The Palm Deira is destined to be the largest man-made island in the world which will be 7.5 times bigger than The Palm Jumeirah, and 5 times bigger than The Palm Jebel Ali. The development, which started in 2003, plans to revitalize Deira, the historical centre of Dubai, by providing new investment and commercial opportunities close by.

State-of-the-art sales centre at Palm Deira scheduled for December completion

Nakheel also announced today that the construction and infrastructure works for Palm Deira are on schedule. The 12-lane bridges will connect Deira Island Front with mainland Deira between the mouth of Dubai Creek and Port Hamriya Deira via Abu Baker Al Siddique Road, Abu Hail Road and Omar Bin Khattab Road.
Decking has been laid for the first of these bridges, joining Abu Baker Al Siddique Road, and is due for completion in May 2009, with an access road to Deira Island to be completed by November 2008.

Connecting the first phase of Palm Deira with existing Deira will stimulate and revitalise the oldest part of our city, increasing real estate value and attracting business to the area.
“Having the infrastructure in place on the development is of great importance as it will play an integral part in the continuing development of Palm Deira and combined with the completion of the sales centre we are making significant steps forward.”
Deira Island Front is approximately 5 million square metres of developable land and will feature will feature commercial, residential apartment and mixed use plots and is one of five islands that lead out into the Gulf to the four islands which take on the form of a palm tree and collectively make up Palm Deira. It will be split into seven districts compromising mixed-use developments; commercial, retail, hotel, residential, open space, utilities, schools, mosques and hospitals.
