Has there been any news on BCE 3. If this office project goes through Toronto will have 6 office projects on its agenda including B-A, telus tower, RBC tower, 151 Front st., R-A, and BCE 3.

Somehow doubtful that this project will go ahead, especially considering all of the projects you mentioned- that is quite a bit of square footage going on the market now/soon!
Maybe the next phase of office construction will this project go-up? Maybe even with a new design.

Yeah, I don't know if they can afford Calatrava again.:)

BCE is a Brookfield property. They will use their space at Bay and Adelade before breaking fresh ground on BCE 3

You won't see this project any time soon.

I think we might see it fairly soon, just not before all the space at BA is used up.

it's not like Calatrava designed the towers in the first place

gut feeling this one will rise ahead of BA Ph.2

Do you mean they have potential tenants?
valantino
February 26th, 2007, 07:18 PM
pre-leasing implies leasing the space before it is available
I wouldn't know if they have potential tenants lined up or not but there are a few currently in BCE that maybe looking for more room
Waterloo_Guy
February 26th, 2007, 07:47 PM
Well I could imagine current BCE tenants pushing for this tower if they needed to expand and didn't want to leave the existing complex. Other than that, BA has room for 2 more towers on a site where they are already building, so I imagine Brookfield will push that space first.

I know however can see a CIBC wanting to expand in the complex rather than 2 blocks away

Was there ever a rendering of what it would look like?
Filip

Yep, it looked smth like a shorter, squatty Bay-Wellington tower.

I would rather see a redesign than a third building that looks just like the first two.

It would definitely be redesigned if it were to happen now, would it not?

Well, on brookfield's website it still had the old rendering the last time I looked.

Where exactly would this building go? There isn't really empty ground at BCE place is there or am I missing something here?
Filip

The current 10 or so storey building with the passe gold glass would be ripped apart, hey, this would be the poor historical building's second facadectomy in a row!

I think it would be rather easy for them to build this tower without disturbing tenants in the other building, what do you think?
valantino
March 1st, 2007, 05:39 PM
^the building sits on top of the parking garage entrance as well as the site of the fully occupied gold glass building but then more occupied space was demolished to make way for Bay Adelaide

BTW, this is a very old rendering when it was planned as 45 storeys - I'm sure it we will see something more in tune to a glass box

It's because it's hosted from emporis. They need to save the picture, upload to imageshack or photobucket, then post here. :)

It wouldn't surprise me if it was approved years ago with the rest of the complex.

Gee, maybe you guys are right, and the TD Centre is too much as well.
Nothing wrong with sticking to a design that works vs. moving to something that might not.

Exactly. TD Centre is a perfect example. BCE is iconic; adding a 3rd tower of the same design would be great. However, if they design something different that's fine with me too, just as long as it looks sharp.

Safer to stay with something that works, you say?
How do we know that this design would still work after a third tower? I don't think it would.

Well, we have a picture of it, and it appears to work fine for me. Are you still thinking about it, or are you sure that you don't like the rendering?
If they come up with something else that is great, I'm all for it.
Remember that these buildings are all rising from the same plaza, they are not across the street from each other.
I think some people here are only thinking about the skyline, where how this meets with the ground is more relevant IMO.

Well I think how it affects the skyline is pretty important considering it's height and size. It's a monster.

Well, that's just it...the current two BCE towers are by far the worst of the Financial District...why build more of it? (BCE is brilliant on the street however...just not so great on the skyline).
Gee, maybe you guys are right, and the TD Centre is too much as well.
Actually, it is. The TD Centre was a very specific Mies design with the TD Tower, Royal Trust Tower and banking hall all arranged very precisely on the plaza...everything else is an add-on, and takes away from the original design of the complex. The 3rd smaller tower added in the 70's wasn't too bad, and without knowledge of the geometry of the placements (which most people don't anyway), doesn't seem all that noticeable. But the next 2 towers screwed it up pretty badly.

You are right about TD Centre. Mies would have had a heart attack had he known there were more buildings to come. He was the ultimate control freak on details (thank goodness).

I personally love the taller BCE building. There is just something about the geometry of it that I find visually appealing. The shorter tower, though, is an absolute mess. I don't know what it's supposed to look like, or what the purpose of the silly form of it is. It is imo the ugliest by far of the MINT skyscrapers, and probably my second most-hated skyscraper in Toronto after 2 Bloor West. If they actually go through with the old plans (can't really see it happening) I might just have to go down to Brookfield's offices and kill someone.

Ha! I knew I would get called on that one when I was writing it.
I'm a BCE fan, precisely for how it meets the street. I've not spent much time looking up at it.
