Coming soon - just east of Yonge Street, north of Highway 401 is AVONSHIRE, a visionary new Tridel community of condominium residences and townhomes that will be making a signature statement in North York. It's good to see rental's are being made. I do'nt know how well they mix with a condo development though.

^the rentals are replacements for those being demolished to make way for the project.

Tridel and the K&G Group are creating a green community in North York with the launch of the first two condominium buildings this summer.

About a five-minute walk from the Yonge-Sheppard subway station, Avonshire will encompass almost four hectares (10 acres) and will feature four condo buildings, townhouses, rental apartments and a park. When the project is completed over the next five years, there will be 1,195 homes that will be LEED (Leadership in Energy and Environmental Design) certified.

The homes will be inspected by an independent third party to make sure the proper number of credits have been achieved in five design categories: sustainable sites, water efficiency, energy and atmosphere, materials and resources, and indoor environmental quality.

Details such as pricing, the exact number of condo units and townhouses, and amenities still have to be worked out, says Jim Ritchie, senior vice-president of Tridel. But he says the focus will definitely be on reducing energy consumption.

"In the last couple of years, people have begun to understand LEED and to ask for it," he says. "We want first and foremost to reduce the cost of energy (use)."

Ritchie explains that LEED certification results in better glass for windows, a tighter building envelope, energy-efficient appliances, plumbing fixtures and lighting.

The first two buildings, with construction to begin next year, will be 21 storeys with about 250 units in each – or fewer, if buyers show that they prefer larger units, Ritchie says.

"There might be less than 250 because we think in this market there is a desire for larger suites," says Ritchie.

One- and two-bedroom units will range in size from 1,450 to 1,650 square feet.

While amenities are still in the planning stage, Ritchie says there will definitely be "a beautiful party room, pools, whirlpools."

Sales are expected to begin this summer.

Not anymore. I wonder how developers along Sheppard are going to take the closing of the Sheppard line.

Although, I doubt it will actually happen. Right?

Yonge-Sheppard would still remain open even if Sheppard was shut down, wouldn't it? It is on the Yonge line.
