When completed this will be the largest office building in the southern hemisphere. Construction started this year and is due for completion in 2009.
Points to note are: 55m or 11flrs high, 120 000 sqm of floor space and a six star environmental rating.

you're not quite right gappa... ANZ's share is about 87,000 sqm but the building itself is about 120,000 sqm in total let space making it the largest by quite a margin.

Worth mentioning also is that it'll have solar panels and wind turbines. Piling works should be completed in July according to Lend Lease. Architects are Hassell and Bovis Lend Lease Design. The entire project is due for completion in the 2nd half of 2009.

They'll stay in residence of their iconic HQ store on the corner of Collins and Queen St's. Most of the people moving to the new building will be from the rest of their offices, currently scattered across the city.

It's 11 stories or 55m tall. They probably would not be allowed to go much taller with such a long building, as new developments are not allowed to overshadow the river too much. If it were a thin scraper it could be taller I guess, with a special permit. Anyway it's designed to their needs, so they don't need to go taller I guess.

Just a question. What is the name of that urban development? It seems like its such a huge development comparable only to Dubai. I like the design of the blue building at center of the waterfront.

Basically just known as 'Docklands'
If you go to Ozscrapers, then Victoria, you can see the Melbourne forum with all the information about other towers/developments in the area.

The point about height samsonyuen is not only ANZ's river location and shadowing, but it's the biggest example here of the trend towards "green" environment friendly campus-style office buildings, and this one will set new standards of amenity for office workers inside - big green open spaces and common areas inside etc.
Apparently some studies have shown that productivity rises quite a lot in these conditions too.

Australia operates within a market economy, developments like this will not go ahead unless there is demand, or at the least if a developer believes that there is demand. So in short yes, Melbourne can support this.

Sorry but I don't understand the question. Do you mean 'what will fill it'? If that's the case then the answer is all the ANZ personal coming from other locations across the city. ANZ will fill out at least two thirds of the building and the rest shouldn't be very difficult to fill in the current office space climate, not to mention future ANZ expansion.

The Melbourne Docklands Development is probably one of the best urban redevelopment schemes I have ever seen, you certainly beat us in Sydney when it comes to urban regeneration. The new ANZ World HQ looks nice although I would have preferred a high rise in the city center, still it is a good development for Melbourne.
